Work starts on council house new build programme

Building work is officially underway on a milestone programme by Sutton Council to construct the first new council houses in nearly 30 years.

The £28 million new build programme will see 93 new homes delivered across three sites – in Alcester Road, Wallington; Fellowes Road, Carshalton; and Richmond Green, Beddington. The new build will offer a mix of one, two and three-bedroomed homes suitable for families, including ten that are wheelchair accessible. Over 90% will be affordable homes.

To mark the start of the construction stage, a turf-cutting ceremony was held on Friday at the site of the former Ludlow Lodge in Wallington, attended by councillors and senior staff from Sutton Council, Sutton Housing Partnership (SHP)and  Kind & Company, the building contractors.

Announcing the start of the building phase, Cllr Jayne McCoy, Chair of Sutton Council’s housing committee, said: “This truly is a groundbreaking event. It’s been almost 30 years since the last council houses were built in the borough- not through lack of political will, but  lack of funding opportunities.

“But now we can deliver, I am proud that we have demanded high quality design that will provide an excellent living environment for residents, enhances the local streetscape, and maximises the number of affordable homes to rent.”

The housing is designed by award-winning architect Bell Phillips and will incorporate such energy saving measures as solar panels.

The Fellowes Road site is scheduled to be completed in November 2018 with the remaining sites due for completion in December 2018  and early 2019.

Sutton Council’s last council housing was built in 1989 at Crownbourne Court in St Nicholas Way, Sutton. Funding for the new project has been provided with borrowing from the HRA (Housing Revenue Account) and money reinvested from right to buy sales.

  • Alcester Road, Wallington: 57 flats (including six wheelchair accessible flats). 22 x 1 bed flats, 19 x 2 bed flats, 16 x 3 bed flats. 49 affordable rent; 8 market rent
  • Fellowes Road, Carshalton: 15 houses (including two wheelchair accessible). 11 x 2 bed houses, 4 x 3 bed houses. All 15 affordable rent.
  • Richmond Green, Beddington, 21 houses (including two wheelchair accessible), 12 x 2 bed houses, 9 x 3 bed houses. All 21 affordable housing units.
